RICS Level 2

Home Survey (formerly a Homebuyer Report)

This is the level of survey that is recommended for most traditionally built homes, this report is a straightforward, sensible way to understand the risks involved in purchasing a property.

The majority of our customers opt for this survey.

Our RICS surveyor will contact you the day prior to the inspection to discuss the property in more detail and ask if you have any areas of concern or areas you wish to be highlighted. We will conduct a visual inspection of the property both internally and externally along with the grounds and point out any significant problems by including photos in the report and using a traffic light system, giving you a clear indication of what might affect your purchase. Our surveyor can also include a current market valuation and a reinstatement figure for insurance purposes if agreed in advance.

RICS Level 3

Building survey
This is known to many as a ‘structural survey’. 
 
If the property is large, old, run down, Listed or in any way unusual, this comprehensive report could help to save you thousands in unexpected costs post completion. A building survey is a service suitable for all residential properties and gives you a detailed picture of the state of the property’s condition. Looking at all elements of it’s construction and giving you options pre-purchase and beyond. We normally only advise this level of survey on properties built more than 120 years ago or ‘non standard construction’

Help To Buy Valuations

Government Scheme
Help To Buy is a government scheme that allows purchasers meeting certain criteria to share ownership of their new home with the government. If you have purchased a property using the Help To Buy scheme, you will need to get an independent valuation when you need to repay the loan.
 
Unlike a mortgage from a bank/building society, the Help To Buy scheme loans you a proportion of the property’s value, rather than a set amount of money. The amount that needs to be repaid will depend upon the value of the property at the time you repay the loan.
